Concept/Master Plan

Master Plants or Concept Plans are similar to Design Plans, though the Concept Plan and process helps to make holistic decisions on "where" something will go and approximate sizes. This type of plan is typically more diagrammatic than a standard Design Plan and can be a great tool for deciding which 'tradoff' would be best for you.


In the Concept Planning process, we'll walk through the tradeoffs between placement and sizes of various areas. For instance, you know you have large family gatherings occasionally and want a place to seat 30 people, yet you also have a young family, and want to give them places to play outside.


Concept Planning can generate multiple successful schematic layouts. Typically, one is selected and then the next step is a Design Plan. If you are thinking of phasing, due to budget, time of year, or other considerations, you can select one area for the more detailed Design Plan and focus on creating a portion of the Master Plan.


Master plans can be formal drawings, though at a residential level they are usually thoughtful sketches either started during the Creative Site Planning meeting, or an outcome of the meeting.


Other items to consider in a Concept Plan

  • Views into and out of a proposed area
  • Opportunity for noise abatement.
  • Ability to maintain the areas in the proposed sizes and locations moving forward.
  • Pathways to and from points on the site, paying attention to car traffic and pedestrian walkways. 
  • Existing site items such as existing driveway layouts, existing patios, large trees and shrubs are evaluated to to remain or remove.
